Population and household density in each ring, renter-occupied housing, and median household income. Storage follows people who are moving and people with disposable income. If neither is here, nothing else matters.

What is the market telling us?

We pull every competitor's posted rates, then call each facility as a customer to confirm what they actually quote, what they're giving away, and how full they are. High occupancy paired with deep concessions is not a healthy market — it's a market buying its occupancy. That distinction only shows up on the phone.

Is there room to build?

Unmet demand measured against occupancy-adjusted supply, not gross square footage. A large unmet-demand number on paper often shrinks once you account for what's genuinely available and where the market wall sits. We'll tell you when the flattering number is the wrong one.
